There are numerous aspects Victoria Kaye incorporates into her business philosophy, and that goes beyond just buying and selling real estate. For Victoria, it’s about lifestyle and the home is at the hub of your life and reflects your personal style. “I try to get into your head space,” says Victoria when explaining where she begins when she meets a client for the first time. “Sure, you want to buy the best house on the market for the least amount of money; and yes, you want to sell for the most you can, but it isn’t as black and white as that, especially in today’s market!” she stresses.

For Victoria, it’s more than just placing a sign on the lawn and posting the details on the MLS when selling your house. “The buyer isn’t always out there, you sometimes have to go and seek them out,” she continues. This is coming from Victoria the Marketer – before becoming a Realtor, Victoria was a successful marketing executive for both advertising & public relations firms in Toronto. Victoria knows how to make a home stand out from its competitors, “...and it’s not because we’re the lowest price on the market!” she boasts, as she has a reputation for selling her listings close to their asking price.

She knows how to position her listings to grab the buyer’s attention. “I’ve had people come up to me and say they surf MLS.ca and every time a home catches their eye, they are pleasantly surprised to see my name at the bottom of the listing”. For Victoria, it’s styling a home in a manner that a buyer finds appealing. “I don’t stage my homes, my homes look like stylish, inviting places to live,” she shares while explaining the process of her Home Styling techniques.

Victoria knows about designing for today’s living as she is the Style Editor for “Caledon Living”, a very popular and favoured area magazine which she helped create, and she continues her editorial duties now that it has become part of the Frontline Media family of fine publications.

“Buyers are very sophisticated today; they know the only time you set the dining room table is when company is coming – why would you keep your fine china out to collect dust?” This is why she turns to the numerous interior designers, decorators and renovators she knows when it comes time to suggest changes to a home while prepping it for sale. “Why replace an entire kitchen when re-facing/painting cabinet doors or just changing the counter top is all that’s needed?” Victoria’s favourite part of promoting a new listing is the Agent’s Open House, where she hosts a buffet to introduce her colleagues to the latest market offering. “I love it when they state that my home shows wonderfully and try to find out exactly what I have done – of course, I don’t tell them – that’s MY secret,” she concludes with a slight smile.

Victoria’s diversity of community involvement is also a contributing factor to her success. She doesn’t believe that you have to be a realtor 24 hours a day, seven days a week. “I’m accessible. You can call me on my cell as well as page me through the office or text message and email me on my Treo,” she assures. “Sure, I may be at Rotary or a Board meeting, but I’ll get back to you in a timely manner – except on long weekends...” she states emphatically, “...unless you’re homeless – then, and only then, will we go shopping over the holidays!”
